About Pier-less Foundation Services

We're Not in the Repair Business. We're in the Truth Business.

Pier-less Foundation Services was built on a single conviction: Houston homeowners deserve an independent voice before they make one of the most expensive decisions of their lives.

"
Our mission is to cure foundation problems — not just treat the symptoms with temporary, expensive fixes that leave homeowners worse off than before.
Pier-less Foundation Services — Richmond, TX
Who We Are

Houston's only foundation
inspector with nothing to sell.

Pier-less Foundation Services is a licensed, independent foundation inspection firm serving homeowners, builders, lenders, and engineers across Fort Bend County and Southwest Houston.

We were founded with one clear purpose: to give Houston homeowners an unbiased, expert opinion before they commit to costly foundation repairs — repairs that, in many cases, are unnecessary, invasive, and create more problems than they solve.

We do not perform repairs. We do not refer to repair companies for compensation. We have no financial relationship with any contractor. Our only product is an independent, licensed evaluation — and that independence is the most valuable thing we offer.

Our founder brings deep experience from inside the foundation repair industry itself. We know how it works. We know the tactics. And we built Pier-less specifically to give homeowners the one thing that industry doesn't want them to have: the facts, first.

The Problem

Why the foundation repair
industry can't be your first call.

💰
Commission-Driven Recommendations
Foundation repair salespeople earn commission only when they sell repair — regardless of whether it's necessary. That's not a conflict of interest. That's the entire business model.
📋
No Industry Standards Exist
There are no binding standards in Texas governing when a slab foundation "requires" repair. Without standards, there's no accountability — and no protection for the homeowner.
⚠️
Repairs Can Create New Problems
Foundation repair that addresses visible symptoms without identifying underlying causes can create secondary damage — often more costly than the original issue. Invasive repair is not always the answer.
🔄
The Cycle Never Ends
Homeowners who repair without independent evaluation often find themselves back in the same situation years later — with a longer repair history and a shorter warranty. The underlying cause was never addressed.
The Pier-less Position
Foundation repair is sometimes necessary. But it should always be the last resort — not the first response.
The soil beneath your home — not the concrete — is almost always the root of the problem in Houston.
An independent evaluation tells you what's actually happening before anyone tries to sell you a solution.
Houston's expansive clay soils can move up to 6 inches seasonally — much of what looks alarming is normal movement.
Knowing whether your foundation is truly performing or genuinely at risk changes everything about what you do next.

Our Philosophy

Three things we believe
every homeowner deserves.

01
🔍
The Truth Before the Sale
Every homeowner deserves an honest, independent assessment of their foundation before they're presented with a repair proposal. The inspection should come before the solution — always.
02
📊
Data Over Opinion
Gut feel and visual observation alone aren't enough. Every Pier-less evaluation is grounded in precision elevation data — measurable, defensible, and documented. Numbers don't have a commission to earn.
03
🎯
Cure the Cause, Not the Symptom
A crack in your drywall is a symptom. What's causing it matters far more than patching the visible evidence. Our evaluations are designed to understand what's driving the movement — not just document that it exists.

What Sets Us Apart

Built different.
By design.

Inspection-Only Business Model
Our entire revenue comes from inspection fees. There is no repair sales, no referral income, no contractor relationships. This isn't just a policy — it's our business model. It's the only way true independence works.
ZIPLEVEL® Precision Technology
We use professional ZIPLEVEL® altimeter technology to map your foundation elevations with millimeter precision. Every report is grounded in real measurement data — not visual estimates.
Licensed Performance Opinions
Our findings are delivered as licensed performance opinions — defensible documentation you can take to an engineer, a repair company, a lender, or an attorney with full confidence in what it says.
Industry Experience from the Inside
Our founder's background in foundation repair isn't a conflict — it's our greatest advantage. We know the industry from the inside, which is exactly why we built something the industry doesn't want to exist.
The Houston Context

Why foundation issues are
different here than anywhere else.

Houston and Fort Bend County sit on some of the most expansive clay soils in the United States. Unlike other parts of the country where foundation issues are driven by structural failure or poor construction, the dominant force here is the soil itself.

These soils expand and contract dramatically with moisture — rising in wet seasons, contracting during drought. That movement is ongoing, it's natural, and it affects every home in the region regardless of age or quality of construction. It is not, by itself, a reason to repair.

What matters is whether the movement is uniform across your slab, or uneven in ways that indicate a genuine structural concern. That distinction — uniform vs. differential movement — is exactly what a Pier-less Level B inspection is designed to measure and evaluate.

Knowing the difference between normal Houston soil behavior and a true foundation performance issue is the most important thing a Houston homeowner can understand — and it's the one thing a repair company will never explain, because explaining it often means not selling a repair.

Annual soil movement
Houston's expansive clay soils can rise and fall up to 6 inches annually — making independent evaluation essential before any repair decision.

Repair standards in Texas
There are no binding industry standards governing when a Texas slab foundation requires repair. Independent oversight matters more here than anywhere.
