Foundation Inspection FAQ

Level A, Level B, and everything in between.

Independent, inspection-only evaluations — no repair sales. Use this guide to choose the right depth of evaluation for your situation and budget.

A Level A inspection is a licensed visual evaluation of your slab foundation combined with foundation elevation sampling using the ZIPLEVEL® altimeter. You receive a performance opinion letter and next-step recommendations. It's a practical starting point for anyone who wants a licensed assessment without a full-scale survey — commonly used by banks, portfolio lenders, property managers, and budget-conscious homeowners. Starting at $350 in Greater Fort Bend County.
A Level B includes everything in a Level A plus a full-scale precision elevation survey across the entire slab using the ZIPLEVEL® professional altimeter. You also get Houston Area Soil PVR analysis to provide local soil context for the readings, a licensed performance opinion, and a full written professional report with next-step recommendations. It's the inspection of choice when you need documented, defensible foundation data. Starting at $450 in Greater Fort Bend County.
The standalone Elevation Survey is for engineers, builders, and attorneys who need raw measurement data without an opinion. Level A is right when you want a licensed starting point or you're a bank or lender wanting a clean opinion letter. Level B is right when you need the full picture — documented elevation data, soil context, and a defensible written report. Level C is only needed when you already know there's a structural problem requiring an engineer stamp or repair design. If you're unsure, contact us — we'll tell you honestly which level applies to your situation.
A foundation elevation survey uses the ZIPLEVEL® professional altimeter to precisely measure the height of the slab at multiple points across the floor. These measurements reveal how much the foundation has moved — and where. Without this data, any foundation opinion is purely observational. What looks alarming is sometimes normal seasonal movement, and what looks fine can hide real differential settlement. The elevation survey turns visual impressions into measurable facts.
The Potential Vertical Rise (PVR) map identifies how much Houston and Fort Bend County's expansive clay soils are expected to swell and shrink based on seasonal moisture changes. High-PVR soils can move several inches vertically in a year — which is why foundation movement in our area is so common and so frequently misdiagnosed. Pier-less incorporates PVR data into every Level B evaluation to provide context for elevation readings, helping determine whether observed movement is within the expected range for your soil conditions or a sign of a real problem.
Most foundation repair companies offer free inspections — but those inspections are performed by salespeople whose income depends on selling repairs. The inspection exists to justify a proposal, not to evaluate your foundation independently. Pier-less is inspection-only. We never sell repairs and never accept referral fees from repair contractors. Our only financial interest is the inspection fee you pay us. That's the only way to guarantee an unbiased answer.
Because a free foundation inspection isn't really free — it's a sales visit. The cost of the inspector's time and expertise is built into the repair proposal that follows. Pier-less charges for inspections because that fee is our only revenue. It means we have no reason to find problems that don't exist and no incentive to recommend repairs you don't need. For most homeowners, that honest answer saves thousands — often tens of thousands — of dollars.
Your inspection is performed by a licensed professional with deep expertise in Houston and Fort Bend County's expansive clay soil conditions, ZIPLEVEL® elevation methodology, and foundation performance evaluation. Pier-less is a veteran-owned business. You get a real expert on-site, not a salesperson with a tablet and a repair menu.
Common indicators include doors or windows that stick or no longer latch properly, diagonal cracks at corners of openings, cracks in brick veneer or exterior masonry, visible gaps between walls and ceilings, sloping or uneven floors, cracks in the slab itself, or water intrusion along the perimeter. However, many of these signs are also caused by normal seasonal soil movement — which is why a precision elevation survey is the only reliable way to know whether what you're seeing is a problem or normal behavior for our clay soils.
A typical residential Level B inspection takes 1.5 to 2.5 hours on-site depending on home size and complexity. Your written report — including the elevation survey, professional analysis, and performance opinion — is delivered within 24 hours of the inspection. For lender clearance or closing deadlines, let us know your timeline when you schedule and we will prioritize accordingly.
