On Repairs In Houston—
Get The Truth.

Houston's clay is not one soil. Estimated seasonal movement potential runs from about 1.5 inches in parts of the northwest to 5 inches or more inside the Loop. The question is never simply whether your foundation moved. It is what it is doing, what may be causing it, and what to do next.

Pier-less is a slab foundation specialty company built on years inside the foundation repair industry. We assess movement through a soil and environmental lens across southwest Houston, from Meyerland's mid-century ranches to the Energy Corridor.

The Southwest Houston Soil Story

Mid-century slabs, mature canopies, and the Loop's strongest clay.

Southwest Houston is where the metro's foundation story gets oldest and most interesting: 1950s to 1970s ranch homes in Meyerland, Westbury, and Braeswood riding high-movement clay under sixty-year-old oaks, with cast iron and clay-tile drain lines running beneath many of them. No part of the metro rewards an environmental assessment more.

1.5–5"+
Estimated PVR Range By Area
Houston's estimated Potential Vertical Rise varies dramatically by zip code, from about 1.5 inches in parts of the northwest to 5 inches or more near the Medical Center and inside the Loop.
60–70
Years of Canopy & Cast Iron
Meyerland, Westbury, and Bellaire's oaks have been working their clay for six decades, and many original drain lines are cast iron or clay tile. Trees above, aging pipes below: both are environmental drivers worth assessing together.
1
Design Your Slab Was Built To
Every slab here was engineered to float on this clay as one unit. Preserving that design intent is the entire Pier-less mission. Piers are the last resort, not the first phone call.
The Environmental Approach

Our goal with every Houston assessment is to help determine three things.

📏
What is your foundation doing?
A full-footprint ZIPLEVEL® precision elevation survey turns impressions into measurements: where the slab is high, where it is low, and whether the movement is uniform or differential. This becomes your home's documented baseline.
💧
What may be causing it?
The environmental conditions driving the movement: soil moisture, drainage patterns, tree root activity, and plumbing influence. In southwest Houston's older neighborhoods, the cause is almost always in the environment, and sometimes beneath the slab in the plumbing.
🛡️
What should you do next?
A written professional foundation assessment with plain-English next steps, addressing causes first so the slab can keep doing what it was engineered to do. When an engineer is truly warranted, we say so.

Repair companies jump from symptom to pier quote. Engineering reports measure the structure against tolerances. Pier-less assesses the environment the foundation sits in, the one part of the system no one else in this market is assigned to, so the cause gets addressed rather than the symptom.

Serving Southwest Houston

From Meyerland's mid-century ranches to the Energy Corridor.

Each era of southwest Houston construction behaves differently on this clay. We assess them all, with the context each one deserves.

1950s–1970s · Mid-Century
Meyerland · Westbury · Braeswood · Braes Heights · Maplewood · Sharpstown
Houston's classic ranch-home belt: conventionally reinforced slabs under the city's most mature canopies, often with original cast iron or clay-tile drain lines. These slabs accommodate movement gradually, and tolerance assumptions built for modern slabs do not transfer. A sewer scope alongside the assessment answers the below-slab question.
1960s–1990s · Close-In & Corridor
Bellaire · West University · Memorial · Alief · Westchase
A mix of original homes and teardown-rebuilds, which puts brand new post-tension slabs next to sixty-year-old neighbors on identical clay. Era-appropriate context decides what the elevation data actually means on any given lot.
1990s–Today · West Side
Energy Corridor · newer infill throughout
Newer slabs on the west side's generally milder clay, plus continuous infill construction. Baseline surveys during the 11-month builder warranty window document conditions while the builder is still responsible.
Before You Call Anyone Else

Most Houston foundations are not failing.

Hairline cracks in drywall or brick, doors that stick in August and close in December, gaps that open and shut with the seasons: on clay that can move several inches a year inside the Loop, these are frequently the slab doing exactly what it was engineered to do, floating with the soil.

A repair company's free inspection reads every one of those symptoms as a pier opportunity, because that is the business model. Repair quotes in this market routinely run $8,000 to $40,000, and in our founder's experience inside that industry, well over half are unnecessary.

On a mid-century southwest Houston home, the environment includes what is under the slab: original drain lines that trees and movement have been working on for decades. Measured elevation data, interpreted through the full environment, tells you the difference between normal behavior and true differential movement.

Common In Houston · Worth Assessing, Not Panicking Over
Diagonal cracks at door and window corners
Doors and windows sticking seasonally
Stair-step cracks in brick mortar joints
Gaps between trim and ceiling that come and go
Floors that feel sloped near mature trees
Cracks returning after prior foundation repair
Any of these can accompany normal seasonal movement or true differential movement. The elevation survey tells you which one you have.
