Foundation Repair Cost Calculator Houston TX | Pier-less
From an insider who used to sell it · Houston & Fort Bend County TX

What Foundation Repair
Really Costs In Houston.
And Whether You Need It.

Repair companies make you sit through a sales visit to hear a number. Our founder spent years inside one of Houston's largest foundation repair companies, pricing these exact jobs. Below is the honest math: what piers cost, what drives a quote from $8,000 to $40,000, and a free reality check that estimates what a repair company would likely quote your home.

One thing to know before you scroll: Pier-less does not sell foundation repair. We are independent foundation inspection specialists. That is exactly why we can publish this page.

Estimate what a repair company would likely quote you.

This is not a Pier-less quote. We do not sell repairs. This estimate reflects how the Houston repair market typically prices underpinning proposals, based on our founder's experience inside that industry.

Step 1 · Where do you see the symptoms?

Tap every area of the home where you notice cracks, sticking doors, or sloping. Front is the street side.

The Insider Price Sheet

What Houston repair companies typically charge.

Observed market ranges, the kind of numbers you normally only hear after the salesperson is sitting at your kitchen table. Per-pier price matters less than pier count, because pier count is where proposals grow.

Repair Method
Typical Quote
What They Don't Mention
Pressed concrete pilings
$350–$800 / pier
Typically 6 inch cylinders pressed to refusal. The most commonly sold system, and the lift that most commonly stresses plumbing.
Drilled bell-bottom piers
$800–$1,500 / pier
Poured in place with cure time. Slower, costlier, and still anchors a floating slab to fixed points.
Steel piers
$1,000–$2,000+ / pier
Pitched as the premium option. Deeper, stronger, and the same paradox: the slab stops floating where it is pinned.
Interior piers (tunneled)
$1,000+ each extra
Access drives cost: tunneling under the slab or breaching the floor. Often appears on round two, after perimeter piers shift interior movement.
Independent Pier-less assessment
From $350–$450
Full precision elevation survey and a professional foundation assessment of what is moving, what may be driving it, and what to do next. The step that decides whether any row above is even necessary.

Observed Greater Houston market ranges as of October 2026. Pier-less does not perform or sell any repair method listed above.

Why Two Quotes Are Never The Same

Pier count is a sales decision.

Texas does not license foundation repair, and there is no binding standard for when a slab requires piers. The person counting piers at your kitchen table is, in most companies, a commissioned salesperson whose paycheck scales with the proposal. Two companies can walk the same home in the same week and propose 12 piers and 28.

The warranty fine print finishes the picture: coverage typically applies only to piered sections, plumbing damage from the lift is commonly excluded, and movement in the rest of the home, which is where movement tends to develop after perimeter underpinning, becomes the next proposal.

Independent, measured elevation data is the only thing that anchors this conversation to facts. That is why our founder left the repair industry, and why this page exists.

Questions that shrink a padded proposal
What measured elevation data supports this pier count?
Which environmental causes did you investigate first?
What happens to the unpiered sections after the lift?
Is plumbing damage from lifting covered in writing?
What exactly does the lifetime warranty cover, and for whose lifetime?
Would this home qualify for environmental correction instead?
An independent assessment answers every one of these before the sales visit ever happens.
